The 45 hectare (112 acre) site is located within Mid Sussex District Council authority area in the county of West Sussex. It is located to the east of the Moto Service Station at Pease Pottage and to the south of Crawley. The site is contained to the west by the B2114, to the north by the M23 and to the south by Parish Lane. Tilgate Forest adjoins the site to the east and northeast.
The site currently comprises largely land farmed for arable crops. There are also two residential properties and a waste composting facility in the north-western corner of the site. The site is therefore partly previously developed, and is also utilised for a regular open-air market.
Together with almost 50% of Mid Sussex, the site is located within the Area of Outstanding Natural Beauty (AONB) but not all landscape within the AONB is of the same quality. This designation, however, means that landscaping design will play a key part in helping the scheme respond sympathetically to its surroundings.
